This portfolio sale consisted of two properties, one in the heart of Leimert Park and one in the West Adams area. Since both properties were located in very active markets, we wanted to make sure that the properties were well-marketed, to ensure that we would deliver the highest possible sale proceeds to the Seller.
In total, Josh was able to generate a combined 18 offers for the two properties! This created a scenario where the Buyers ended up competing amongst themselves to produce the best offer for the Seller, out-bidding each other and raising the sale price. The Seller was able to pick the perfect Buyer for their situation, and both properties entered escrow with no contingencies from Day 1, with all cash offers, and we were able to provide a very smooth, hassle-free escrow for the Sellers. These Sellers exchanged their equity into a number of SFRs which provided them with more stable tenancy, fewer expenses and far fewer landlord headaches.
